Business Issue:

A DFW-based investor group engaged Riveron to assist in conducting a feasibility analysis for a start-up entertainment complex. The project’s scope included a detailed analysis of investment and operating costs, along with potential revenue capacity.

Riveron Approach:

Initial steps in this engagement began with the identification and organization of key data points. By analyzing industry reports and indicators, marketing materials, investment costs and regional issues, our team was able to compile a thorough business plan and financial model. Through analysis of the scope of the project and the area demographics, we were able to maximize the benefits to the local community, minimize project costs, and estimate its return. Leveraging previous industry experience, our consultants constructed a financial model to help define the project assumptions and quantify potential returns. With extensive stress testing and scenario analyses, we were able to identify and quantify project risks and establish a range of returns. In developing a business plan, we conducted a thorough analysis on area comparables, demographics, industry analysis, operations and marketing, and sales strategy. The results were developed into an in-depth bank presentation, and were presented to numerous interested parties.

Our client initially struggled with the scope and process of compiling and analyzing the necessary information for this opportunity. After our analysis and support, our team enabled the client to quantify the project costs, identify specific risks and mitigants, and quantify the project’s returns. Ultimately, we helped the investor group create a cohesive financial model and business plan to present to potential senior lenders. Currently, the project is in the final funding process of securing senior and mezzanine lenders.
